What is an EPC Rating?
An Energy Performance Certificate (EPC) rates a property's energy efficiency on a scale from A (most efficient, score 92–100) to G (least efficient, score 1–20). EPCs are required whenever a property is sold, let, or built, and are valid for 10 years. The rating affects your energy bills, your property's value, and — for landlords — your legal right to let the property.
EPC Bands and What They Mean
Band B (81–91) — Very Good: avg energy cost ~£1,100/yr
Band C (69–80) — Good: avg energy cost ~£1,500/yr
Band D (55–68) — Average: avg energy cost ~£2,000/yr
Band E (39–54) — Below Average: avg energy cost ~£2,600/yr
Band F (21–38) — Poor: avg energy cost ~£3,300/yr
Band G (1–20) — Very Poor: avg energy cost ~£4,200/yr
Value premium: EPC C vs G = ~8% | EPC A vs G = ~14%
Rental minimum from April 2025: Band C (new tenancies)
Properties with higher EPC ratings sell for more, let for more, and cost less to run. Research from Nationwide and the ONS consistently shows that EPC A and B homes command a premium of 10–14% over equivalent G-rated properties.
Rental Compliance: April 2025 Changes
From April 2025, landlords in England and Wales must have a minimum EPC rating of C for new and renewed tenancies. Properties rated D, E, F, or G cannot be legally let to new tenants. Key points:
- Spend cap: Landlords are required to spend up to £15,000 per property to achieve Band C. If Band C cannot be reached within the cap, an exemption may apply.
- Existing tenancies: Existing tenants may have a grace period — check current government guidance as enforcement dates can shift.
- Penalties: Non-compliant landlords face fines of up to £30,000 per property.
- Funding available: ECO4 and the Great British Insulation Scheme can fund much of the work for qualifying properties and tenants.

David rents out a 3-bed Victorian terraced house currently rated Band E with an annual energy cost of around £2,600. He needs to reach Band C for new tenancies from April 2025.
