Select the improvements you plan to make. The calculator estimates the combined cost, annual energy savings, and projected EPC score improvement.

EPC improvements ranked by annual return on investment. The payback period shows how many years until energy savings recover the installation cost.

Best value upgrades: draught proofing and loft insulation offer the fastest payback. For maximum EPC improvement, heat pumps add the most points but cost significantly more. Consider ECO4 funding for insulation before self-funding.

How to Use This UK EPC Rating Calculator

Select your property's current EPC band (A to G), choose your property type, enter your annual energy bill, and your property value. The calculator instantly shows the estimated cost to reach Band C, your annual energy saving, and the property value premium associated with a higher EPC rating.

What is an EPC Rating?

An Energy Performance Certificate (EPC) rates a property's energy efficiency on a scale from A (most efficient, score 92–100) to G (least efficient, score 1–20). EPCs are required whenever a property is sold, let, or built, and are valid for 10 years. The rating affects your energy bills, your property's value, and — for landlords — your legal right to let the property.

EPC Bands and What They Mean

Band A (92–100) — Excellent: avg energy cost ~£800/yr
Band B (81–91) — Very Good: avg energy cost ~£1,100/yr
Band C (69–80) — Good: avg energy cost ~£1,500/yr
Band D (55–68) — Average: avg energy cost ~£2,000/yr
Band E (39–54) — Below Average: avg energy cost ~£2,600/yr
Band F (21–38) — Poor: avg energy cost ~£3,300/yr
Band G (1–20) — Very Poor: avg energy cost ~£4,200/yr

Value premium: EPC C vs G = ~8% | EPC A vs G = ~14%
Rental minimum from April 2025: Band C (new tenancies)

Properties with higher EPC ratings sell for more, let for more, and cost less to run. Research from Nationwide and the ONS consistently shows that EPC A and B homes command a premium of 10–14% over equivalent G-rated properties.

Rental Compliance: April 2025 Changes

From April 2025, landlords in England and Wales must have a minimum EPC rating of C for new and renewed tenancies. Properties rated D, E, F, or G cannot be legally let to new tenants. Key points:

Example: Improving a Band E Property

David's Victorian Terrace in Manchester

David rents out a 3-bed Victorian terraced house currently rated Band E with an annual energy cost of around £2,600. He needs to reach Band C for new tenancies from April 2025.

Current EPC BandE (score ~46)
Target BandC (score ~74)
Annual Energy Bill (tenant)~£2,600
Estimated Improvement Cost~£3,500
Upgrades: loft insulation + cavity wall + boiler~£3,500
Annual Tenant Energy Saving~£1,100/yr
Property Value Premium (E to C)~+6% = ~£18,000 on £300k
ECO4 funding available?Yes — if tenant on qualifying benefits

Improving to Band C costs David approximately £3,500, adds around £18,000 to his property value, and cuts his tenant's energy bills by over £1,100 per year. The improvement also keeps him legally compliant for new tenancies.

Frequently Asked Questions

From April 2025, all new and renewed private tenancies in England and Wales must have a minimum EPC rating of Band C. Properties rated D, E, F, or G cannot be let to new tenants. Existing tenancies have a grace period. Scotland and Northern Ireland have separate regulations. Landlords who cannot achieve Band C within the £15,000 spend cap may apply for an exemption.
Costs vary significantly by property type and current rating. Moving from Band E to C typically costs £2,000–£5,000 covering loft insulation, cavity wall insulation, and boiler replacement. Band F or G to Band C can cost £8,000–£15,000 and may include solid wall insulation or a heat pump. ECO4 and the Great British Insulation Scheme can fund much of this for qualifying households at zero or reduced cost.
Yes. Research consistently shows EPC-rated properties command a premium. EPC C properties sell for approximately 8% more than comparable G-rated homes. EPC A and B properties command 10–14% more. As energy prices remain elevated and buyers focus on running costs, this premium is increasing. Improving your EPC rating is one of the highest-ROI renovations for resale value.
ECO4 (Energy Company Obligation) is a government scheme requiring large energy suppliers to fund energy efficiency improvements for qualifying households. You may qualify if you receive Universal Credit, Pension Credit, Child Tax Credit, Income Support, or other means-tested benefits, or if your household income is below certain thresholds. ECO4 can cover 100% of the cost of insulation, boiler replacement, and heat pumps for eligible households. Apply through your energy supplier.
Green mortgages offer a discounted interest rate — typically 0.10–0.25% lower — for properties rated EPC A or B. On a £200,000 mortgage at a 0.15% discount, this saves approximately £300 per year in interest. As you remortgage, if your property has been improved to Band A or B, you may be eligible to switch to a green mortgage deal. Several major lenders including Barclays, Halifax, and NatWest offer green mortgage products.
