How to challenge a rent increase: If you believe the proposed rent increase is not in line with market rents, you can apply to the Tenancy Tribunal for a rent assessment. The Tribunal can order the increase does not take effect if it is above comparable market rates. You must apply before the increase takes effect.

The 30% Rule

Financial advisors in New Zealand (and internationally) generally recommend spending no more than 30% of your gross income on rent. Above 30%, you are considered "housing stressed" — meaning housing costs are limiting your ability to save, service debt, and maintain financial resilience. The RBNZ and Statistics New Zealand track housing affordability using this measure.

Accommodation Supplement

The Accommodation Supplement (AS) is a weekly Work and Income payment that helps eligible renters with their housing costs. Maximum payments depend on your region (Area 1-5) and household composition. Auckland is in the highest area (Area 1) at up to $305/week. Apply through Work and Income at workandincome.govt.nz — income and asset tests apply.

Bond Rules

Landlords in New Zealand can charge a maximum bond of 4 weeks rent. The bond must be lodged with Tenancy Services (MBIE) within 23 working days. It earns interest at the Tenancy Services rate while held, and this interest is paid to you when the bond is refunded at the end of your tenancy.

If you receive a rent increase notice, the increase cannot take effect until 90 days after you receive it, and only if at least 12 months have passed since the last increase.
The Accommodation Supplement is a weekly Work and Income payment for low-to-moderate income renters and homeowners with high housing costs.
